Can you build on my land?
Simple answer, yes. However, many factors can go into pricing when building on your land. Things like dirt work/lot clearing, concreted area, as well as what work the land needs in order to provide water, electricity and sewage can all influence the price to build. In this scenario you as the owner would need to get approved for a construction loan with a local bank and not a traditional home mortgage. We have several local banks that are familiar with our work and can get you approved. Once you have your land, we will work with you to find a plan that meets your needs.  Building Custom homes is always special to us and we are here to make it happen.
How long will it take to build my home?
Typically, 6-7 months. We work with a great group of subcontractors that work efficiently and professionally, in a timely fashion. There can unfortunately be things outside of our control like weather that delay our building process by a few weeks, but this is rare. During this time, you the buyer will have selections and choices to make for the build, and the quicker you get those chosen with our vendors means your home can come together on time. Things have certainly been affected by the Covid-19 pandemic, for example manufacturing times across the board have slowed down but we always work to keep a tight schedule so that you can get moved into your dream home as soon as possible!
How much does it cost?
Unfortunately, this is nearly impossible to answer in such a broad sense. The prices of our homes are ever-changing with the housing market. Factors like, demand and scarcity of land alongside skyrocketing prices of said land in our area are a huge influence on our costs as a builder and ultimately, the final sales prices of our homes. The pandemic is also affecting us here as well, with less production and supply of certain materials we have seen costs rise extremely sharply and quickly. What can I do to get started? Before contacting us, here are some steps you can take.
Get pre-approved! Having a pre-approval letter and a price range ahead of time is extremely helpful and timesaving. We prefer for our buyers to use local lenders.
Know where you want to build! Telling us where you want to build down to the exact Lot # is necessary because sometimes there are obstacles that prevent certain house plans from working on some Lots.
Let us know if you will be working with a Real Estate Agent! We have some great relationships with local agents and welcome their participation. We also work directly with many buyers. We just ask that you let us know from the beginning.
